PAKRI SMART INDUSTRIAL CITY
UNIQUE SYNERGY
PAKRI offers unique synergy between logistically good environment friendly physical environment, autonomous renewable energy network and business environment
GREEN CONCEPT FROM 2007
By the year 2020, the PAKRI Smart Industrial City (PAKRI, established 2007) will be Northern Europe’s private largest smart city for greentech companies and the region’s leading greentech sector competence center:
PAKRI is a priority project in the Harju County strategic plan for 2025. Strong support has been given by the local municipality, the Ministry of Economic Affairs and Communications, and the President of Estonia.
STRONG PUBLIC SECTOR PARTNERS FOR BUSINESS ENVIRONMENT
PAKRI is PPP – private company, being developed in cooperation with the Tallinn Science Park TEHNOPOL
TEHNOPOL (www.tehnopol.ee) is a business environment for knowledge-based companies in Estonia’s capital city. The federal government, the City of Tallinn, and the Tallinn University of Technology (TTU), together founded TEHNOPOL in 2002, which today hosts over 250 companies around the TTU campus. Its Startup Incubator (the largest in the Baltics) helps to bring to life new and innovative business ideas. TEHNOPOL is also home to Skype, Transferwise, and other well-established tech firms. TEHNOPOL is a unique environment consisting of researchers, students, international- and local businesses, as well as startup companies.
SUPERB LOCATION
PAKRI is located in the heart of a logistical- and infrastructural hot zone in the City of Paldiski and has the strongest geographical advantages in Northern Europe. Easy access to Stockholm, Helsinki, Saint Petersburg, and Riga.
Geographic coordinates:
59°21′5.16″N
24°6′52.36″W
PORT ACCESS
Neighboring the PAKRI property are two deep, warm-water ports in the Baltic Sea, closest in 1,5m, second one in 2km.
RAILWAY ACCESS
A railway connection to Russia, potential Hyperloop track. Today all new cars (+60 000 per year) to Russia are getting final assembly, stored and rail, truck logistics starts just ca 500m distance (MB, Jeep, Honda, Peugeot, KIA, Ford, Volvo, Mazda, Land Rover, Jaguar, Nissan).
HIGHWAY CONNECTIONS
Highway connections to Tallinn and the rest of Europe, plus the government-owned Ämari airport, which holds the potential to become an important cargo center. Only 45km and 50 minutes to international airport located in Tallinn.
LAND AND BUILDINGS FOR PRODUCTION
PAKRI consists of up to 300ha of private-public greenfield.
Zoned for immediate construction is 30ha (building height 45m, no restrictions, production facility footprint permitted 120,000m2, enabling potential buildings with 1,300,000 m2 of usable space).
Zoned for construction in one year are 65ha (building height 45m, footprint 400,000m2), and zoned for construction in two years are up to 300ha (footprint 2 million m2).
The first 30ha area is zoned for commercial, office and mix-used development, and has its own smart energy network. Present are also approximately 25,000m2 of commercial building complexes to answer clients’ immediate needs.
100% GREEN ENERGY PROVIDED BY AUTONOMOUS ENERGY NETWORK
PAKRI has its own autonomous, renewable, smart energy network, which enables the production of green energy on site. Energy is brought directly to PAKRI clients, allowing them to totally control their energy costs. Additionally, this energy network provides the best system for testing new technologies. All energy production and storage is CO2-free.
Ready partly today and to be completed within two years is infrastructure to fulfil needs of the most energy thirsty clients: high-voltage power lines, LNG pipeline, water pump and seawater for cooling, own energy network with existing 63MW and additional 18MW wind park, 7MW solar park, and up to 50MW biomass CHP. In near future a new highway for heavy cargo, and a perspective Hyperloop connection.
WORK FORCE
The City of Paldiski and the region surrounding PAKRI have been attractive targets for investment over the centuries. The Association of Entrepreneurs of Paldiski (www.investinpaldiski.ee) has undertaken programs to ensure the supply of low-skilled labor, and university partnerships have enabled access to a highly-skilled workforce, as well.
There are 700 local skilled workers every day driving to work to other city (potential is existing here today), total workforce ca 400 000 in 60 minute radius
Salaries starting 600eur neto to 1800eur neto to management level
We and local government is ready to provide support in workforce transport.
COMPLEX APPROACH
PAKRI offers a complete solution – In addition to the manufacturing, testing, and research in the smart city, an autonomous, ca 75MW smart energy network (smart grid) and residential community with needed infrastructure for permanent staff and visitors will be built. All buildings will be built to the highest energy-saving standards, and the work environment will be green (clean nature, leisure sites, community activities, organic food etc) – conditions which clearly help worker productivity.
PAKRI – FIRST RESPONSIBLE INDUSTRIAL CITY WELCOMES YOU!
